1) Expansive Soils (most common in North Texas)
2) Plumbing Leaks (on the pressure side or drain side)
3) Large Trees or Shrubs (that transpire valuable moisture from your supporting soil)
It is important to understand these foundation failure modes so that the source problem can be corrected. If the source problem is not corrected, then adding foundation repairs may just be a temporary solution.
What a Lighthouse Foundation Inspection Includes
Every inspection begins with a precise elevation survey of the floor using a manometer or Zip Level, so movement is measured in real numbers rather than estimated by eye. From there our engineer walks the interior and exterior, documenting cracks, separations, door and window misalignment, and any sign that the slab or pier-and-beam system is no longer sitting level. We also look at the conditions causing the movement — drainage, plumbing, and vegetation — because a repair that ignores the cause rarely holds.
Reading the Signs of Foundation Movement
Diagonal cracks above doorways, gaps between the wall and ceiling, sticking doors, and cracked brick mortar joints are the classic symptoms. On their own they can be cosmetic; measured together against an elevation map they tell a clear story. Our job is to separate normal seasonal movement from structural failure, and to tell you plainly which one you have.
